In most homes in this corridor the water heater sits a few feet from the furnace in the basement, shares a flue arrangement, and fails at a similar age. If we are already replacing a furnace and the water heater is fifteen years old with corrosion at the fittings, it is worth having that conversation once rather than paying for a second visit in eighteen months.

Tank or tankless
Tankless units save space, never run out, and last longer — but they cost more up front, often need gas line and venting changes, and in a hard water area need descaling to keep performing. Tanks are cheaper to install and simpler to service. Neither is universally right, and anyone telling you otherwise is selling rather than advising.

Rusty or discoloured hot water
Rumbling or popping, which usually means sediment in the tank
Moisture, corrosion or staining around the base
Hot water running out faster than it used to
Age past about twelve years on a tank unit
A water heater that fails while you are away does a great deal of damage. If yours is showing two or more of those signs, replacing it on your schedule is considerably cheaper than replacing it on its own.

Diagnosis before parts
The fastest way to spend your money badly is to replace components until the symptom goes away. We measure first.
We take readings. Pressures, temperature split, electrical values — not a guess based on what usually fails.
You see what we found. If a part is out of spec we will show you the number, not just the invoice line.
You get the arithmetic. Repair cost against replacement cost against remaining life. Then you decide.
No scare selling. If your system has years left in it we will say so, even when a replacement would be the bigger ticket.
